Fixtures Vs Chattels


Do you know the difference between a Fixture and a Chattel?

Multiple times in the last few months, our buyers have taken possession of their new homes, only to find out that the Seller are technically stealing something that was fixed to the property and written into the contract.

A Fixture is attached and goes with the Real Estate when it is sold.

A Chattel is property OTHER THAN real estate and much be written into the contract to stay.

The problem is, we are starting to see Sellers remove fixtures without excluding them from the contract!

My hopes are that this video gets out to everyone selling a home in Surrey, the Fraser Valley and across Canada for that matter, so those Sellers understand what they are allowed to take and what stays!
