The MLS Myth: There Is No Secret Sauce (And AI Is Getting This Wrong)

One of the top questions I’m getting right now from sellers is:“What will you do other than MLS to get my home sold?”And from buyers:“Do you have access to properties that aren’t online?”Funny enough…👉 They’re both asking the same questionAnd they’re asking it for the same reason:👉 AI told them to.

The Problem With This Question

People are going to their favorite chatbot and asking:“What should I ask a real estate agent?”And the answer they’re getting is:
  • Do you have off-market deals?
  • Do you have secret buyers?
  • Do you have special marketing strategies beyond MLS?
It sounds smart.It sounds strategic.👉 It’s also mostly wrong.

The Fantasy Buyers and Sellers Want

Let’s be honest about what people hope is true:

Sellers want:

  • A secret pool of buyers
  • Special marketing channels
  • Hidden exposure that gets them more money

Buyers want:

  • Access to off-market deals
  • Sellers willing to underprice
  • A private channel to buy below market value
👉 Both are chasing the same thing:An unfair advantage

The Reality: It Doesn’t Exist

There is no secret marketplace where:
  • Buyers overpay for no reason
  • Sellers underprice for no reason
  • Only one agent has access
If that existed…👉 Everyone would use itAnd it would immediately become the market.

Why the MLS Exists (And Why It Matters)

To understand this properly, you need to go back in time.Before the MLS, real estate worked like this:
  • Agents had exclusive listings
  • They marketed on their own (newspapers, signs, word of mouth)
  • Whoever found the buyer got paid
There was no centralized system

The Problem With That System

  • Limited exposure
  • Slower sales
  • Conflicts of interest
  • Fragmented information
So in 1979, something changed.Agents started cooperating.They shared:
  • Listings
  • Commissions
  • Buyers
And the result?👉 The MLS was born

What the MLS Actually Is

The MLS is:
  • A centralized database of all listings
  • Shared across all agents
  • Designed for maximum exposure
It benefits:
  • Sellers → more buyers = higher prices
  • Buyers → more inventory = better decisions
  • Agents → better data and comparables

The Biggest Misconception

Some people think:“The MLS is a monopoly”It’s not.In Canada:
  • It’s owned collectively by agents and boards
  • Not a private corporation
  • Not controlled by one company
And here’s the key:👉 You don’t even need an agent to use itThere are services that will:
  • Put your property on MLS
  • Let you sell it yourself

“But What About Off-Market Deals?”

Yes, they exist.But not in the way people think.

Real off-market situations are:

  • Commercial properties
  • Development land
  • Pre-construction inventory
  • Very niche opportunities
Not:
  • Hidden discounts
  • Secret deals for random buyers
  • 20% below market opportunities

The Truth Buyers Don’t Want to Hear

If a property is:
  • Desirable
  • Priced correctly
👉 It will hit the MLSBecause sellers want:👉 Maximum exposure = maximum priceNobody is secretly selling for less…Unless there’s a very specific reason.

The Truth Sellers Don’t Want to Hear

If your agent tells you:“I have a secret pool of buyers”Ask yourself:👉 Why wouldn’t those buyers compete openly and drive the price higher?The answer:👉 They wouldAnd that’s exactly why the MLS exists.

Let’s Be Blunt

Asking:“What do you do besides MLS?”Is like asking:“Do you have a better system than the best system?”

A Better Way to Think About It

Instead of asking:❌ “Do you have secret buyers?”Ask:✅ “How do you maximize exposure on MLS?”
✅ “How do you price strategically?”
✅ “How do you create competition?”
✅ “How do you negotiate?”That’s where the real value is.

What About Zillow, Facebook, and Other Sites?

Let me be very clear:👉 Realtor.ca is the MLSOther sites?
  • They syndicate MLS data
  • Or they sell your information
If you’re browsing elsewhere:👉 You are often the productYour inquiry gets sold to agents.

My Take on the MLS

I think of it like this:“The MLS is the worst real estate system…
except for all the others.”It’s not perfect.But it is:
  • The most transparent
  • The most efficient
  • The most fair

Final Thought

There is no:
  • Secret inventory
  • Hidden buyer pool
  • Backdoor deal system
There is only:👉 Exposure, pricing, and strategyAnd if you’re trying to avoid the MLS?👉 You’re not being strategic👉 You’re limiting yourself

The Real Edge

The edge isn’t avoiding the system.👉 It’s understanding how to use it better than everyone else.
